Cost of Green Building

The term “Green Building” has been getting a lot of press lately. It has become the buzz word in the industry. Magazines such as Fine Woodworking, Remodeling, Builder, to name a few, have begun adding Green Building sections to their magazines. Unfortunately, despite all the good press and hype about Green Building there is one troublesome stereotype that needs to be addressed and hopefully overcome. That stereotype is that going Green costs too much. The truth is that in many cases Green building projects end up costing the same amount as comparable structures built only to current codes with mainstream building products. This misconception comes largely from a misunderstanding about what Green building is.

Green building is a comprehensive collaboration of techniques, products, and systems working together to create a built environment that minimizes its impact on the planet, while creating a space that is beautiful and healthy for its occupants. The key here is the process of integrated design. What this means is involving architects, engineers, HVAC contractors, electrical contractors, designers, owners and any other relevant trades at the design phase. The result is a well designed structure in which all systems work together. This can result in savings that can potentially offset any extra money spent on one particular aspect. As an example, a structure built with advanced framing techniques, high R-value insulation and a tight envelope will cost slightly more due to extra insulation and labor, however this cost can be offset by reduced framing material and smaller HVAC equipment. If the building performs better and the HVAC equipment is sized properly you will need a much smaller unit (saving upfront costs) to heat and cool the structure in comparison with a similarly sized building built to current code. As an added bonus you will save money on operating costs for the life of the building. If you are interested in doing a Green building project don’t be put off by people telling you it always cost more. Find a qualified Architect, designer, consultant or builder that understands the full spectrum of the Green building process and you will find yourself enjoying the quality of life as well as financial benefits of your Green project for years to come.
